I’m a New York & Puerto Rico “guesthouse” owner looking to expand & develop a boutique gay “guesthouse” group. Having a third gay guesthouse would be a necessary addition to the existing portfolio. Creating the Baan Dusit pool bar is great preliminary step for a Bangkok project. The guesthouse & sauna/ gym could be added at a later date. Because of the distance [from US} & business law, Thai partners that will be hands on will be needed.
The difference between what I’d call conventional hotel & a “guesthouse” is the size [ 4-12 rooms ] & having guest rooms individually designed so that each room is unique. It will also offer limited on site services to save money. Things like a virtual concierge would be developed to keep costs down. It’s partially modelled after Airbnb in terms of it offering unique stays & limited free amenities. After the 3 locations are successful, a second business would be developed that will handle licensing.
